Some educational institutions are beginning to emerge as winners from the wreckage of the commercial-real-estate-sales market.

Consider the saga of Hewlett-Packard Co.'s efforts to unload the office campus in suburban Houston that once housed the headquarters of Compaq Computer Corp. Hewlett-Packard gave in to market forces late last month and sold eight mostly empty buildings totaling 1.2 million square feet for about $42.2 million to the Lone Star College System.
